What the one-day system includes
Your garage floor goes through five stages on install day. We diamond grind the slab to open the surface, repair cracks and spalls, roll a base coat, broadcast decorative vinyl flake wall to wall, and finish with a clear polyaspartic topcoat. The grind happens in the morning, the base and flake around midday and the clear coat mid-afternoon. You can walk on it that evening, load shelving the next morning and park on it after about 24 hours.
Why garage coatings peel, and why ours do not
Hot tire pickup happens when the bond to the concrete is weaker than a hot tire’s grip on the surface. That is what acid-etched DIY kits and roll-on paints produce. We never acid etch and never coat over old paint or sealer. Mechanical diamond grinding gives the coating a real profile to lock into, which is the single biggest difference between a floor that lasts and one that lifts in the first summer.
Built for Florida garages
Florida slabs push moisture up from below, so we take moisture readings before we write your quote. If the numbers are high we either price in a mitigation primer or tell you to wait. The polyaspartic topcoat is UV-stable, so west-facing garages with the door open in the afternoon do not turn yellow or chalky.
What a two-car garage costs
Full flake garage systems start around $6.50 per square foot. A typical two-car garage of roughly 400 to 500 square feet lands around $2,600 to $3,250. Failed coatings that need stripping, heavy cracking or a moisture problem add prep time, so the final number comes after a free on-site inspection. Everything goes in writing before you commit: the system, the build thickness and the schedule.
Bundle the garage with the lanai
Many Tampa Bay homes have a garage and a lanai or pool deck that both need work. If you do them together, the price per square foot drops because the crew and equipment are already on site. Ask about it during the estimate and we will quote both options side by side.
FAQ
How soon can I park on it?
After about 24 hours. You can walk on it the same evening and move shelving back the next morning.
Can you coat over my painted garage floor?
Not over it. Old paint and sealer come off with diamond grinding first, because a new floor is only as well attached as whatever is underneath it.
